An unseasonably dry and warm winter has kept construction moving at more than full speed on the new Village Cooperative community in Billings. The project, which kicked off last fall, has a number of features unique to the Billings, Montana market.

The three-story, 58-unit building includes secured underground parking, a feature that’s not typically seen in residential construction in Billings, especially at this size. According to inspectors from the City of Billings, the project is also believed to feature Billing’s first precast floor system used in a multi-family building. That decision has helped streamline installation and keep the schedule moving without sacrificing quality.

Project Superintendent Sean Sailor credits early coordination in avoiding delays and allowing the team to stay focused on construction as the building comes together.

“The City of Billings has been fantastic to work with,” said Sailor. “Our preconstruction meetings have been really beneficial for aligning everyone on the project and answering questions before they slow things down, especially given some of the new building techniques.”

March marked the completion of the podium and precast work. Framing is now well underway, with second floor completion approaching expected within the coming days. The team is tracking toward full framing completion towards the end of May, with the building being fully dried in by the end of June.

Once dried in, plumbing and electrical work will ramp up inside. Exterior progress will continue with storm sewer, landscaping, and paving all moving in parallel to keep the project on schedule.

Weather has cooperated so far, which has helped keep the project moving forward with minimal delays. Even with that advantage, the pace isn’t letting up. “We have essentially one summer to get the outdoor work done,” noted Sailor.

The project is on-track to be completed early in 2027.
