BLOC reimagines an entire city block on University Drive, transforming a rundown space into 196,876 square feet of invigorated mixed-use real estate. This five-story building combines 126 modern apartment units with ground-floor commercial retail space and underground heated parking, creating a live-work-play destination that energizes the neighborhood.

Great States Construction took on the complex challenge of complete site transformation, starting with demolition of existing structures, asbestos abatement, removal of underground fuel tanks, and remediation of contaminated soils. We relocated existing power lines and coordinated infrastructure improvements to support this ambitious development, managing over 50 people on-site daily throughout the two-year construction timeline.

One of our most intricate challenges involved conducting the relocation of Duane’s House of Pizza, a well-loved Fargo dining hub that needed temporary closure while we completed their new space. Timing was critical, and minimizing business downtime while maintaining the overall project schedule required strategic sequencing and constant communication across multiple teams.

Completed in July 2025, BLOC stands as proof that thoughtful development can revitalize an entire neighborhood. Where neglected buildings once stood, residents now enjoy contemporary living spaces while ground-floor businesses serve the community.
