South Towne Square sits at 32nd Avenue and Columbia Road in one of Grand Forks’ busiest retail corridors.
When the original contractor was unable to complete the project on an acceptable timeline, Great States Construction was brought in to finish the work and get progress moving again.
What followed was a ground-up assessment of what the property needed.
Infrastructure updates included new gas and electrical systems, grading corrections to fix water intrusion issues, updated demising walls to meet fire code, and a full rekey of the center. A new service sidewalk was added along the back of the building where tenants receive product.
The overall goal was to create ready to fit-up spaces that would function for the wide array of tenants that South Towne was expecting.
With the foundational work in place, the team delivered four tenant fit-ups in close succession: L.A. Formal and Prom, Cosmoprof, HOTWORX, and Julie’s Nail Bar.
LA Formal & Prom
Completed December 2025
A 3,800-square-foot retail expansion built around the customer experience. Marble tile, exposed ceilings, natural light from corner windows, eight dressing rooms, and two private bridal suites. Completed in 10 weeks.
Cosmoprof
Completed April 2026
A 3,600-square-foot beauty supply retail build-out designed for high foot traffic. Wood-look flooring, LED retail lighting, a dedicated stockroom, and custom brand details at checkout. Completed in nine weeks.
HOTWORX
Completed March 2026
A fitness build-out centered on infrared saunas with updated electrical to match. Rubber gym flooring, floor-to-ceiling mirrors, a branded check-in area, and two changing rooms with zero-entry showers.
