CASE STUDY

The Docks

Sioux Falls, South Dakota

The Docks set a new benchmark for Sioux Falls, becoming the market’s first spec-built industrial project at this scale.

Completed in 2024, the 200,000-square-foot distribution facility anchors The Docks Industrial Park, a 52-acre, master-planned site located at the crossroads of I-90 and I-29 in Sioux Falls.

This project was designed with adaptability in mind. The Docks’ layout supports a wide range of industrial users from distribution and logistics to light manufacturing. The flexible layout gives businesses room to grow, reconfigure, and operate efficiently in one centralized location.

The Docks were constructed with a robust and energy efficient precast concrete exterior. With 36-foot clear heights, tall dock doors that can accommodate oversized loads, and multiple drive-in doors, the building is ready to handle high-volume movement without friction.

The site was planned intentionally with logistical convenience in mind. The facility boasts 252 parking spaces, 42 semi-truck stalls, and dedicated trailer. Coupled with easy access to two major interstates, The Docks gives industrial tenants what they need today with room for growth tomorrow.
